For safety reasons, the HOA requires contact info from all adults staying on the property. Please provide this information as soon as possible. If this information is not provided prior to the beginning of your stay, the HOA can charge a $25 per guest fee, and the reservation may be cancelled without any refund. The rule is intended as a safety precaution so the necessary people can contact you in case of a fire or similar emergency in the community. You should not be contacted by the HOA for any other reason. All contact regarding your stay will come from me via the Airbnb app. If you feel the HOA is contacting you when they shouldn’t, please let me know. For guest information, please provide: * Name of all adults staying in the unit * Phone number and email for each adult * Number of children under 18 staying in the unit (no other identifying information is required for children) No smoking or vaping indoors please. Feel free to smoke on the back patio outside, but close the back doors and be sure to keep noise down for other community residents. It is a quiet, family based community. Don’t leave ashes, cigarette butts, etc. Please clean up after yourself. There are noise and smoke monitoring devices inside the home, and on the front and back patios. They do not record but do monitor noise levels and air quality. There is a $200 fee per device if you tamper with these devices in any way. We will give a warning if noise levels are too high after quiet hours. After that warning we reserve the right to cancel the stay immediately with no refund if there continues to be an issue. There is a $300 charge for smoking in the unit, and $200 charge for noise complaints. The pool area hours are 8am to 10pm. Smoking or drinking at the pool is prohibited. There is a $500 fine charged by the HOA for any violation We do not allow parties. There is a $100 charge per guest, per night of the reservation for any additional guest over the number in the reservation. In certain cases we may be willing to make exceptions if communicated beforehand. Please be respectful for other residents in the community. No pets please. Bringing an unapproved pet will incur a $200 fee Please note there is $50 fee for a lost pool key EV charging is not allowed at the property We have a doorbell camera at the entrance to the property. The camera only faces out and can only see the driveway area. It takes 5 sec clips with audio, when someone enters or exits and it is on all the time. There is a $200 fee if you tamper with or disconnect the camera in any way. Late checkout without prior notice at least 24 hours before will incur a $15 per 30 minutes fee. Basically we just ask that you be respectful and return everything as you found it. If you need help please contact us rather than asking the other residents. We usually reply very quickly.
